First impressions are paramount when selling your property. The first impression most buyers see of your house is online and professional staging and photography go hand in hand in capturing a buyer's interest.
In the example below (from one of my 1st ‘staging’ experiences years ago) the property had been listed with 3 different brokers over a 3 year period. I was broker #4. What a challenging position to be in with a frustrated seller. Thankfully we had great rapport and with much team work we got the job done! We were under contract in less than 2 weeks!
One of the challenges was the unique master suite on the top level of this 3 story home. The first photo was previously used on MLS and did nothing to highlight the private master suite sitting room. The red color was overwhelming and made the empty room dark and heavy. So we neutralized the wall color to lighten and brighten the backdrop, the room was professionally staged, and the photographer highlighted the gorgeous architectural features. Stunning difference!
The pre-market preparation 4th time around definitely impacted the property's online exposure and buyer interest, resulting in a quick, full price offer.
Over the years since this experience I have become a true believer in the power of staging. I rely heavily on the assistance of a well respected local staging company, Creative Concepts and Contracting, LLC.
STAGING BENEFITS FOR SELLERS
Professionally staged homes present and show better than competing houses for sale, including new constructions homes and higher-priced homes.
Staged properties will sell faster when compared with houses that have not been staged. From the date of listing until the day of closing, home staging shortens this time frame, even in a slow real estate market.
Staged properties can increase the number of offers and selling price in hot markets.
Buyers view professionally staged listings as 'well maintained.'
Buyers' agents recognize that professionally staged listings are 'move-in' ready and are inclined to show staged properties.
Photos of professionally staged listings "STAND OUT' out in prospective buyers' minds.
